Overall, I was very satisfied.
The location is just 5-8 streets away from being ideal (ie./ right in the center of the action) depending on how motivated you are to walk to the key tourist spots; if not, taxis go by every minute or two, as do the buses.
The building is very secure, which made me feel good right away. The owners are a lovely couple and their son. (The father speaks and understands English sufficiently).
When I arrived the lady of the house gave me a map of the city, pointed out all the key spots, and pointed me in the right direction. Even though I don´t speak/understand Spanish very well, I found it very easy to get around and felt quite safe (and when I ventured near an area that the locals thought was unsafe - they made a point of telling me!) For a quarter I was able to hop on a bus and take a ¨tour¨all around the city. When I saw something that piqued my curiosity, I jumped off, then jumped back on another one until I saw something else. I even caught the bus to the bus terminal, luggage and all. One of the nice passengers on the bus helped pull my suitcase on-board.
The room was clean, supplies were on hand and the air conditioning was powerful. I kept it on while I was awake and was able to sleep quite comfortably with it off during the night. I thought it was odd that there was no blanket (only a sheet), but found it to be just right.
The continental breakfast was served with a smile as well as juice, roll w/ cheese and jam, and coffee. (Bottled water in the lobby was also accessible the whole time).
The only drawback to this place is that they don't take anything except cash for payment.
If I was ever fortunate enough to be back in Guayaquil - I´d stay there again and recommend it to others looking for a safe, bargain place to stay.
